Kitchen extension questions, answered.
Do I need planning permission for a kitchen extension?
Often not for a single-storey rear extension. Under permitted development you can usually extend 3 metres on a semi or terrace and 4 metres on a detached house, or up to double that through the prior approval route.
Side returns, two-storey extensions, listed buildings and conservation areas are where a full application usually comes in. We look at your property at the outset and tell you which route applies before any drawings are commissioned.
Will I need a party wall agreement?
If the work involves building on or near the boundary, cutting into a shared wall, or digging foundations close to a neighbour's, the Party Wall Act applies and notice has to be served before work starts.
It comes up on most side returns and terraced houses. We handle the notices and the surveyor process as part of the project.
How much does a kitchen extension cost?
There is no honest headline figure. Size, the amount of glazing, structural steels, foundations, drainage and the kitchen itself all move the number, and ground conditions can move it further.
We price each project properly after a site visit, so the figure you see is the one you build to.
How long does a kitchen extension take?
Most single-storey extensions run to a few months on site once planning and design are settled. Planning adds its own time before that, with councils aiming to decide householder applications within eight weeks. We give you a realistic programme once the design is fixed, not before.
Can we stay living at home during the build?
In most cases, yes. The bulk of the work happens outside the existing house.
The disruptive stretch is breaking through into the kitchen and the period when it is out of action, and we plan the sequence to keep that as short as possible.
Do you design and fit the kitchen as well?
Yes. Kitchen design and installation sits inside the same project, alongside the drawings, planning, structural work and building regulations sign-off. One team, one programme, and nobody waiting on a separate kitchen company to turn up.
